Estimation of real estate in Poland

The estimation of property in Poland is an opinion on estate value and is an official document. It may only be made in writing. In the event of significant divergences in opinions on the value of the same real estate prepared by property valuers, the assessment of the correctness of these valuations is carried out by a professional organization of valuers. The valuers includes information necessary for the valuation of the property, including an indication of the legal bases and conditions of performed activities, substantive solutions, presentation of calculation, final result. The estimation includes the following:

  • specification of property and scope of valuation,
  • defining the purpose of valuation,
  • the formal basis of valuation of real estate and the source of real estate data,
  • determining the date of determining the value of the property,
  • description of the state of the property,
  • indication of the purpose of the valuation of the property resulting from the local plan or other documents,
  • indication of the type of value, choice of approach, method and technique of estimation,
  • analysis and characteristics of the real estate market in terms of the purpose and method of valuation,
  • the result of the valuation of the property with presentation of the calculation of the value of the property.

Actions in relation to the already developed estimation data include:

  • confirmation of the validity of the estimate,
  • reviewing the estimates,
  • valuation of valuations.
